They treat media like an event
The agents who list clean and sell fast are not doing more. They are doing the same three things every time, on purpose.
We shoot a lot of listings. The pattern is not mysterious. The agents who look like they have a machine are just consistent. They prep the seller, they launch on purpose, and they keep using the work after week one.
They send the guide the day they book
Not the night before. Not as a paragraph they typed from memory in the driveway. The getting-ready page goes out when the calendar hold is confirmed. Sellers feel looked after. We walk into a house that is ready. Nobody is apologizing in the kitchen.
They tease, then they launch
One strong still before the listing is live. Then a real launch: MLS, carousel, reel, and a note to their sphere on the same morning the gallery lands. It feels like news because it is staged like news.
Coming soon with the hero exterior or a twilight. Address and the date. No clutter.
Everything at once. Photos, video, floor plan. The listing should feel finished, not assembled over three days.
Unused rooms, a still from the drone, a twilight at dusk. Still available should not look like a leftover.
They get on camera when it helps
A 30-second hello at the front door does more for a listing than another graphic. If you are willing, we will place you, give you the line, and keep it short. Buyers remember a person. They forget a template.
They stay in the work after the first weekend
Price drop? New still, new caption, same house looking fresh. Open house? The reel goes back up the morning of. Under contract in a week? The gallery still earns you the next listing when you post the sold story with one twilight frame.
Bo and his team are an absolute pleasure to work with. My clients feel great about how their homes are represented.

If you want us to walk a specific listing with you, text Bo. We would rather help you use the last gallery than upsell you the next one.
