The files are not the listing
Delivery is the start of the marketing, not the end of the job. Here is how to use the photos, video, drone, floor plans, and 3D so the listing actually gets seen.
A beautiful gallery sitting in a download folder does not sell a house. The agents who move listings treat delivery morning like a launch, not an email they will get to later.
What lands in your inbox
Edited stills, aerials if you booked them, video links, and any floor plan or 3D from the same visit. Twilight, real or virtual, comes with the stills. If something is missing, text us. Do not wait a week.
The MLS set. First frame is almost always the hero exterior. Keep that order unless a room is the whole story.
The walkthrough and the short social cut. Pin the long one to the listing. Use the short one in stories the same day.
Floor plan in the MLS and on your site. 3D is the tour for out-of-town buyers who will not drive to the first open house.
MLS first, then everywhere else
Upload the full-resolution set. Do not run the files through a second compressor, a heavy phone filter, or a collage app that crops the architecture. The first photo is doing most of the click work. If the exterior is the reason someone stops scrolling, lead with it.
Save a couple of unused angles for later posts. You do not need to publish every frame on day one. A living room at week two still looks new if nobody has seen it yet.
A simple launch sequence
- 01Night before, if you can
One teaser. Hero exterior or twilight. Coming soon, address, and the live date. That is enough.
- 02Delivery morning
MLS live, then a carousel of 5 to 7 stills, then the reel. Same day. Do not dribble it out over a week unless you are doing a true coming-soon campaign.
- 03Your sphere
A short email or text with three photos and the price. The people who already trust you should see the house before the portal crowd does.
Video and 3D
Put the walkthrough on the listing and on YouTube so portals can pick it up. Use the short cut on Instagram, Facebook, and TikTok the morning you go live. Embed the 3D on your site and in the listing remarks if your MLS allows it.
