Get the house ready without the fuss
The first thing you do after you book is send your seller this guide. It covers what to do before we arrive, what we handle on site, and how little they actually need to stress about.
Most of the work happens before we park in the driveway. A calm seller and a tidy house will do more for the gallery than any edit we make that night.
Forward the public guide to whoever lives in the home. You do not need to rewrite it. If they only do the first five items, we can still make a listing look like a listing.
What to tell them, in one text
We booked photography for Thursday. Here is a short checklist so the house is ready. You do not need to be there. I will handle the rest.

The checklist
This is the same list your seller sees. Walk it with them if they are nervous. Skip anything that does not apply.
- Open every blind and curtain. Daylight is the point.
- Turn on every light, lamps included. We will fine-tune once we are inside.
- Cars out of the driveway and off the street in front of the house.
- Pets kenneled, crated, or off-site. We love them. They still walk through frames.
- Personal clutter off kitchen and bath counters: meds, mail, chargers, soap bottles.
- Beds made, towels folded or hung, toilet lids closed.
- Trash cans inside a garage or closet, not at the curb.
- Yard: toys and hoses put away. A quick mow if the grass is long.
- You do not have to stage a magazine. We tidy what we can on site.
- You do not have to be home. A lockbox code is enough.
What you handle as the agent

Same day you reserve the slot, text the seller the getting-ready link and the arrival window. That one habit prevents most reshoots.
- 02Share access
Lockbox code, gate code, alarm notes, pets, tenants. Put it in the booking notes or text us. We would rather have too much than stand on a porch.
- 03Be reachable
You do not need to attend. Stay by your phone in case a room is locked or a neighbor is curious. We will not blow up your afternoon.
What we handle on site
Lights, blinds, fans, small clutter, trash we can hide, and the sequence of stills, aerial, video, and twilight you booked. One visit. Photos tonight. Video tomorrow.
If weather turns ugly we will reschedule without drama and without a fee, and keep the listing date in mind. Light rain is usually still a go.
